I was recently able to negotiate a pending sale between my "challenged" buyers and a homeowner who had been leasing his home.  Buyers needed to be somewhere fast, didn't want to rent longterm because their loan was nearly final (I said they were a challenge..that's just part of the story).  Seller is out of state and his tenants had recently moved out unannounced.  I reached out to the homeowner, ran some net sheets for him to show that he could sell and walk away with some cash.  He let buyers move in temporarily while their loan is finalized.  This way he didn't lose any rental income and they were able to move.  Fingers crossed this deal is supposed to close next week.  Just never know where the answers will come in this business.

The expired has indicated they are not sellers.

It is all about lead generation. Some FSBO and expired should stay off the market as some of them are challenged.

nope.  I don't want knocks on my doors so I don't do it.  I do however chat with any of my neighbors I see outside as I walk my dogs in the evenings.  I get a LOT of listings that way.

No because we have plenty of inventory. In fact we have 7-8 months of inventory and there is something for everyone.
