I always give one to Buyers . Everyone gets a hand written thank you. Buyers get a gift certificate to a fine restaurant as most are relocates. If the home was a rental or they are fist time renters I get them a lock set (about $40 at a big box hardware store).

No gift at closing..but I always give a handwriiten note, and a week or two later, I pop by with a "housewarming gift"  that I have selected for them.

It allows to me to stay in touch, talk about the home, ask if they have any questions and a great way to stay in touch.. We often hear how the last time they heard from their Realtor was at the closing table... I dont want to be known as that one.

I've been listing and selling homes since 1996 and have only give out a handful of closing gifts.  I wish there had been something that felt good giving from the beginning.  I just couldn't figure out something to give that made me feel good giving.  It was a major mistake not giving a closing gift and I highly recommend doing so.

Janice, I do most of the time. If I contribute to the purchase, I may not, but I typically give gift cards to Lowes/Home Depot if the new buyers are hands on. If they aren't, I'll give them gift cards to local restaurants.

At my previous brokerage in Roanoke, VA (MKB, Realtors), the split was far more generous, and I did offer a closig gift.

Usually now, I have to consider the dedication to the property during the transaction as my closing gift.

I have seen it both ways.  Some agents do not give gifts and usual are given gifts for their great work.
