If you are accepting the MLS co-op fee, than you are being paid by the listing office, not the seller.

Seller has a contract with the Listing office for THEM to receive a fee.  They then list a co-op fee in MLS which they are obligated to pay, regardless of what the seller thinks.  The LA is on the hook. Period.

Jack Lewitz I once had a listing agent change the brokerage fee after they accepted my client's offer. I had documented proof what the fee was when it was updated to Under Contract in the MLS. The seller paid the full original fee.
