Here in NYC area (prob as well as mid Atlantic/New England), floors should be hardwood and wider plank and site finished (both floors, including kitchen).  Higher end homes tend to have dark stains.  Open floor plans.  Kitchen should have expensive granite...or Calcutta gold marble...assuming this is luxury and the owner is not the one cooking but has help to cook.  Large island w/ some seating area.  White cabinets.

Bathrooms should have nice tile, probably natural stone of some sort and listellos/borders.  Radiant heat in bathrooms.  luxurious master bathroom suite w/ large shower.  Probably mudroom (at back entrance) with nice tile.

Steps should be wood w/ carpet runner.  High end base molding.  Wainscoting on 1st floor.  Coffured ceilings.

A beautiful 4.8 million dollar Tuscan style house here in Las Vegas would never sell in my other market up in Chicago. Two different worlds with different material.
