We had a garage full of staging items.  Debbie got tired of dragging the things in and out so sold everything for top dollar on Craigslist. She said it was freeing.

If you have some staging props it is a good idea to use them.

I actually have a friend in Las Vegas who keeps a storage unit full of staging. It must be nice because he has sold it with his listing twice and had to replace it...

I don't do anything if the sellers are not willing.

It's up to the clients.  If they won't pay for something that brings them more money - then they have to settle for less!

I do have a few staging items, but not furniture.   I have purchased a nice outdoor front porch set for an upscaled home when they did not have one.

Thank you everyone for great feedback. I have a Rubbermaid container of kitchen, master bath and a few large art pieces for empty homes just to give some life to a home and something to remember.

My thought is that a property looks larger empty and to fill it with mismatched items just to fill up the space I believe is a disservice to the room and the seller.  A bunch of furniture and furnishing by a designer are two different animals.

If needed, I will pull out items from my inventory of wall hanging and a artist easel for a special exhibition in each significant room.

If in need of updates, those home remodeling folks can supply an exceptional AFTER rendering that aids in the creative process of most buyers and builds an agents collaborative network.

Sharon - My broker used to have a few items that we could always borrow to spruce up a vacant home, but no real furniture.

I always ask the seller to leave certain pieces of furniture for staging.

Sharon,

I suggest you go 50-50 upon COE as a start and do a partial. There are many realtors who will provide such service as a second job.
