In California the loan person has to disclose the amount of commission from 

the loan if he does sales he needs to disclose the amount from that also....

It used to hppen all the time. Now I rarely know what the appraisal is. The buyer sometimes doesn't know until closing.

Wanda - I Can't say that I have ever had that happen. Appraisal never should go to the seller. Sounds like the lender was new?

No, most know better.  That is the one report that belongs to the buyer, only time I ever give it out is with the buyers permission on the rare occasion the property did not appraise, I provide the appraisal along with the appraisal contingency.

The buyer sometimes gets the appraisal before the lender even sees it. neither would autmatically send it to seller or listing agent.

No but the lender I recommend always ask me if I want the listing agent to have a copy.
