I can speak from personal experience. I worked with a lot of agents and brokers who use offrs.com. What I have found is that in order for an agent to be successful using any marketing product is they need to allocate time or find someone to do the work needed to be done to be successful. offrs.com provides very valuable data about the home owners and who is most likely to sell. They also provide the tools to do the outreach and marketing. But to be successful, you need to dedicate time.

 Yes...I have been using offrs.com with 2 territories in Henderson NV. Is it a quick easy tool, no...you do have to work it and be consistent. If you do and are a constant resource for your territory then it can be a great tool. The best part for me is the predictive analytics and using it to call the right people at the right time. So far in 3 monthswe have closed 4 transactions and have a very good pipeline for the areas we pay for. And all that is with JUST 1 hour a day!! You be the judge on how often you will make your calls and contacts.

Hello everyone.

I just joined, and wanted to be available to answer any questions about my company offrs.com. As I read answers below, I can't help to think we need to do a better job communicating to agents here.  I realize the apprehension of getting to know "yet another' tech company. I sense a lot of frustration in many of the answers as well.

I hope that your past experiences with other companies  don't place a negative opinion on what we do, because I think we offer a lot of value for agents.

I have used offrs.com for over 2 years, and my experience has been great. I think with any lead generation (especially seller leads) you have to have a long term approach. The data offrs provided us was very valuable (emails, phone numbers and the scoring). We were able to generate numerous listings once we got the system working in our office. 

The bottom line is the success of any lead gen is 50%+ on the agent. You need to have a solid call to action and follow up.  offrs provides verified leads (and also some long term leads via online).  Compared to all other seller lead gen solutions (there are not many) including our own internal, offrs.com gave us best bang for buck.

 Hey everyone, here is a quick update from offrs.com. As you can imagine we do everything we can to provide a positive experience for our customers, but even we are challenged with meeting expectations and of course we are not perfect. However, we have made some amazing strides as a team this year. We have build a great support staff, provide unlimited training and now work with over 5,000 agents across the country in helping them build their business.

It is also important to know that generating seller leads and building a strong proactive marketing campaign for real estate is NOT easy. It takes time. A lot of the feedback we have seen from customers is based on very high expectations of "getting listings in 30 days" - which we all know is near impossibe.

Our goal is to build a seller lead system that generates leads from our online and offline campaigns for our clients. We leverage predictive analytics to make us more efficient and to optimize the agent's marketing as well. The average lead that turns into a listing for our clients takes 90 days. This is about building a pipeline of business, and smart farming. Its takes a lot of work (which we do a big chunk of) and it takes patience.

Our price point and product provide agents the most value for their marketing spend. I have been in real estate for over 20 years... and I believe in embracing technology to enable me to save time and money and to keep my competitive advantage... I realized if I don't invest in lead gen (via offrs) I would be left in the dust. I am very glad I invested, because it gave me leverage in my farm, and I have received many listings from the data they provide.

I think a lot of the negative I hear in this post (to be frank) are from agents who didn't put in the time on lead nurturing... the reality is that leads from any source (Zillow, Realtor.com, etc) are not ALL good, and require patience... especially listing leads.

I recommend any agent to work with offrs.

Provided data: emails, ph numbers (home / cell) & prediction of sale based on offrs algorithms  has a high degree of accuracy. We like RAIA (artificially intelligent real estate assistant) component. Videos about product, their personal thought process & experience in real estate industry provided by Rick & Mark are very helpful to grasp whole picture for Real Estate Offices of the Future (a.k.a. R.O.O.F.).

Been working for me. Offrs provides seller leads and a CRM but I don't need the CRM. The leads are solid and give me what I'm looking for. They have templates and basic coaching practices too but still - the leads are the real value.

I've been using for a little over a month and I'm impressed with the customer service and helpfulness of their team. In the past month I have gained about 50 high quality leads and continue to use the various functions of the platform to stay in front of potential sellers and provide useful information to my territories. I've used a mixture of reports, hard mail campaigns, phone calls and the Auto Pilot function to continuously stay in front of these sellers. I also had several social media campaigns running on Facebook and Instagram. I think it's important to use this as a supplement to prospecting and not as a singular source. Combined with traditional prospecting, this is a great value add to my business.

Great conversation on Predictive Analytics. It's cool to see how it's being brought into the real estate industry. I have been doing a lot of research around this topic (looking at all the different techniques and technologies). I found this article helped be learn more about offrs. We were told they offer identifies the top 15% of an area that is likely to sell in the next 12 months. Of those, they successfully identified 74% of all the listings generated in my territory.

For one... they have not answered the question as to how they arrive at their number of total homes. According to every other data source, there are around 4500 properties. They have an extra 1000 (to make more money).

I was told we would have about 900 leads to work that would contain these said listings. I was excited because for the same budget, I could have more targeted campaigns going out rather than the entire neighborhood. They never got below about 2800 leads until I demanded and answer. Then magically 1400 disappeared overnight. No explanation. I know they have a proprietary algorithm but If you buy the $20 seller and buyer report from NAR, you’ll get a lot of what you need and then a data append firm can help you identify.

This was why I bought the service in th first plane. It never worked and I Ana’s repeatedly for someone to call me To specifically answer these questions. They want to do everything via email.

The bigger issue is trusting this data at all. We have gotten over 100 “orphan” leads. Here’s a the deal. This is where it gets really shady. They drop these into your account at a trickle so you think you’re getting new leads. They are from previous years and are 100% junk if the 100+ we called.

We received exactly one from our territory.

I’m happy to spend money on marketing and leads if they are what they are purported.

I have been asking for a cancelation confirmation now for over a week and I just get calls telling me to schedule a training for this or that.

Bottom line... they don’t deliver inthepromised nade by the salesperson. Farm the whole territory with a little filtering and you wind up ahead and reach 100% of the people.

Again. ONE seller lead in the territory I pay almost $1000 a month for in 3 1/2 weeks.

Offrs is by far the worst company I have ever dealt with! I had high hopes. My team and I spent 100's of hours and thousands of dollars.  We asked for help repeatly, submitted tickets when round and round and couldn't get answers. The only time we would recieve a response was when I/we would post somthing negative. Here's just one example of their "data" over 100 people in my offrs farm had the same phone number!!!!

I know whatever program you choose to use, you must work it. I have had success with ALL the other programs I have tried, I tried offrs' becuase I was hoping for a higher ROI ., All I got was fustration and pissed off "sellers"

I'm usually old fashion in my prospecting (door knocking, letters, networking) but I decided to give Offrs a chance. My company pitched Offrs to us as a preferred vendor. Anyone who signed up for a year ($400/month) would also get the additional benefit of having Offrs agents call in our terrorities and tell us who is considering selling their home. I signed up at the end of Jan 2017. Many Keyes agents did. In fact, so many Keyes agents signed up that they couldn't fulfill their promise of calling within our territory. The numbers given are often disconnected numbers or landlines that go straight to voice mail. Those of us who called to complain were offered an additional territory. Some agents took Offrs up on that, I did not. I didn't see the point of getting two sets of bad numbers. 
Over summer, I started getting Offrs leads from neighboring territories, except these people had submited valuation requests months prior and many had either already listed or had completely forgotten about these requests by the time I called. I called to complain and was told that as of December they have launched a new platform and an autopilot follow up system. I'm sorry but they have already lost credibility in my book. They are no longer preferred vendors for our company and I will not be continuing with them once my year is up.

I had a pretty bad experience, as did another in my office.  We got very close to zero leads.  It seems like a great concept, but in reality the data accuracy and the lead "realness" is simply not there.

They offered to do a huge campaign for me once they realized I was cancelling; I asked them "weren't they supposed to be doing that all along???"

 

Very expensive too

I spent my money and it's a catastrophic disaster.  For the 1st 7 months, no leads, then suddenly in the 8th month a bunch of leads in cities miles away from my location and market area.  Give the money to a worthy charity.

Territory 48085031613 is no longer active on my account and was supposed to remain active until December 17. I have been receiving leads from territories that are nearly an hour north of my target areas. I have received one verified lead within my territory since August 12th and they expressed to me that multiple agents have called them regarding the Facebook survey they completed. I would not be surprised if my leads are being sent to other agents seeing as other agents verified leads have been sent to me. 

Is this the standard process for client retention? Sending leads from random territories to agents that have not found success with the program?

I activated again, and changed to December.   Any lead outside your area would be an orphan lead.  Leads in your area when licensing exclusive are exclusive. You have access to the area but not an actively paying user.

We don't typically provide our service at no cost. I kept it open for you to access. Technically I shut off leads I believe a while ago, since it's completely based on the ad budget in your account (which is zero). So the leads you are getting are from a shared pool.

The shared pool was never explained to me. The contract I signed was exclusive access to the data and leads in my territory. I do not care to share leads in territories outside of the ones I signed up for. The reason I agreed to remove my review was so that my territories would remain active for the “rest of the time” – I have had to reach out to you twice due to my territories not being active.

You may remove me from all unpaid services with Offrs. I do not wish to carry out my unpaid contracts and I am definitely going to reflect this, along with my entire experience with Offrs in a review as I do not want other agents to deal with the headaches I have had to endure during my experiences with your company.

If you insist on posting a negative review of us due to these issues (that are un founded and only due to your misunderstanding of the product) - then I will do the same and post negative reviews of you as a customer, post proof of service of delivery of our product and these emails, and showcase you are not a good realtor. Thus saving your future customers from hiring you, since you are unable to understand how to convert leads.

Or - we can go our seperate ways and not damage each others reputations on the web

My reviews have been completely honest and transparent, if you view that as negative, then maybe you should take a deeper look inside your company rather than deflecting back onto me, the customer. You have a "shared pool" of leads which means other agents are experiencing the same things as I am and your only way to rectify the situation is to throw us into a "shared pool" of leads. 

If you usually post negative reviews of customers that are dissatisfied with your product then go ahead, but please be aware that under Texas law If you proceed to post any negative review of me online as a realtor with no evidence to support that claim it would be considered slander and defamation

I am amazed how your threaten me and my business, and disregard any attempt of mine to help you at no cost.  I will post more negative reviews than you can ever imaging about my experience with you as a customer. They will be legitimate and I will post our entire conversations, what I did you for, all the leads and screenshots. Nothing about it will be slander or defamation. And when people search your name, it will be #1 on Google.

I was attracted to them because my business partner and I need seller leads. We have been members of a good referral network for the past 15 years or so but most of the leads are buyer leads which in this market, is not what is needed. So, I tried Offrs.com for 6 months at $450.00 per. However, I found it confusing and did not spend the time learning how to properly use their system. Not their fault at all, it's all on me. I was considering signing back up but won't do it until I listen to every training module first so I learn their system cold before venturing into their program again. So, my advice? Learn the system first before you buy it. The monies I spent had zero return but had zero return because I did not spend the time learning their system first. At least the $2,700 I spent is write-off-able on my income tax. Like any lead gen program, get it down cold before you buy in. If then the program does not work as advertised, then one can has earned the right to complain and post negative reviews. One final comment, they cancelled my account immediately after I asked them to cancel without any hard sell appeal by the Offrs.com people.

I have  been looking into Predictive Analytics myself and did speak with Smartzip and did a demo. It could work if you work it, but I am not on the system yet. Offrs came up in my search and I did speak with Sales. I  think it all comes down to Dollors and Sense. You spending your dollors for a system you might not cold call or door knock might not make sense or bring in a cent.
