Ed, I read few articles indicating foreclosures slowly increasing.

I have been predicting this for months and many have refused to believe me.
This next round of distressed activity could be worse than '08.

A lot of the measures taken during the recession to help borrowers avoid foreclosure were "temporary". That timeframe could be starting to wear off, with interests rates on those loans returning to higher levels. If borrowers can't make the new higher payments, I could see foreclosures coming. I also remember hearing during the recession that banks didn't want to foreclose on all their bad loans at once, so they could manage their income statement. So if that first wave of foreclosures is over with, banks might be working on foreclosing on the next wave of delinquent borrowers.

Ah yes, the shadow inventory....
I hear lots of things but believing everything(or anything) I hear or read is something very different.

I do not think that will be true in our market.

Good morning Ed. There will be an uptick in some areas of the country, but nothing as major as what went on a few years ago.
Make it a great weekend!

No, I haven't heard that. The REO Agents in our market are begging for work.

Ed - I wonder if these initiatives have any opportunity to be extended. I know the government has done this with other programs that have helped during the housing crisis.

In my area the numbers are way down and not looking like it's going to change but I could be wrong

I must not be reading the same statistics Ed. It looked as if another 30% drop occurred in their numbers year over year and the total is well under the 2% mark.

I've heard that will be true in some areas. Many people have been living in their homes for several months without making payments, yet lenders have held off foreclosing on them. In some cases, they won't have any choice now, because the homes have been abandonded.

Ed Macias - well, like anything else, Real Estate is cyclic - so if that happens, I am not surprised. Though not heard of it - on the contrary, I hear that it will be going down for at least couple of years.

I've read this as a result of the 10 year HELOC resets coming up. Though, I'm not sure if it will actually increase the foreclosure numbers by any significant percentage.

I have been hearing that for years, when instead they have been consistently been going down here in Tucson, AZ. People for some reason tend to think all the banks are working together, and holding onto the foreclosures. In reality, most single banks dont even know what their other hands are doing, to think all the banks working together on anything that large scale, is laughable to me. If we do have more REO, great. If not, that is ok too. They are not for everyone and not in every price range either. Since I have no control over it, ok with it either way.

I think we have another 2 years or so before that happens again. Some people do say sooner, and I have heard it.
