Hi Joe --- I think questions asked in posts bring the most comments for me.
Specific market reports don't bring as many comments but make the phone ring.
Of course if you want another sure win with comments and views is anything that combines Roger D. Mucci and Dick Greenberg in the post. Those are sure to create a flurry of both.

My FAQ posts. Those are followed by my trend articles (e.g. 2015 hardwood flooring trends).
I have 18 articles that get over 1000 clicks a month. Half of those get over 2,000/month and 5 get over 4,000/month. 16 are FAQ's, 3 are trend posts and one is my home page. (My home page is ranked 14th).
These articles generate the most calls, too.

I find that when I take a polarized, honest stand on a topic, the comments go way up. They either vehemently disagree or wholeheartedly endorse my view. It's validating either way and I get some nuggets of counterpoints or agreement with a different twist; hence I learn something. I recommend you take a position (within the context of real estate for AR) you believe in and avoid the "politically correct-fence". I don't stray into politics, sex nor religion. My blogs are meant to offer an educated perspective of my experience and personality on a topic and to elicit thoughtful responses. My blogs act as a filter for who will network with me & refer me. I'm not everybody's cup of tea nor do I attempt to be, so I figure "thems that like, refer". I have been referred deal that closed due to my blogs and I've connected with great AR members I'd reciprocate with.

All I can say Joe, is topics that I think would get a lot of views and comments sometimes don't, those that I think will not get them suddenly "go crazy" with views and comments. I've given up trying to figure it out.
