Saturday 8 am -3 or 4 pm.  I find Saturdays more useful that's when people come to my area shopping for homes and the chance of it being busier on Saturday verses Sunday is greater, since many do go to Church.

In our community the majority of open houses are on Sunday afternoon from 1 to 4 p.m. This has been the practice for so long that prospective home buyers are looking for the signs during these hours.

In our area Broker Opens are typically held on Tuesdays at lunchtime.

If I were to do one it would be on Sundays most likely at the standard 1 to 4 hours.

Saturday or Sunday between 11-4 sometime in there. Have not done one in a long long time, as others have said there is way better things you can do that will get you better ROI. It really works in some areas though.

If it is to collect unsuspecting Buyer clients, there are far better ways to market yourself!

If it is to sell the home, there are far better ways to market the home!!

I found that the best time to hold an Open House is Sunday from 1 pm - 3 pm on a non-game day.

Open houses can be extremely effective for those who know how to do them.

There are five types of open houses to focus on, depending on the needs and expectations present.

The first consideration is whether the house is a good open house candidate. Attractive, less then 3 turns from a major traveled way, and well staffed.

Sunday, 1-4 is what the residential consumer expects. That is when they will turn out.

Now, of the house is located near an office park with national companies, consider a 'have lunch on me" themed open house, advertised days in advance, for those mid-management folks who are relocating or want to be closer to the office.

Now, don't take my word for it. Drop in on a couple of 'good candidate' open houses and sneak a peek at the sign in register. It will become crystal clear what you should do. The following image is one house in Clearwater recently sold.  As you can see, you MUST staff properly.

I have tried different times, I really wanted another day and time to work better than the classic Sunday 1-4pm.  However, that is by far the best results I get.  Even here in the desert where that is the hottest part of the day, still best results.   For what it costs you (just our time) I love the ROI on open houses, they add up.  Good luck.
