You don't mention if you have children -  if so, they're a great people magnets as are dogs!  They can really open doors for you.

Like others have suggested, get involved in your community.  Join or create clubs and volunteer everywhere you can.  Live your life in a proactive manner and business opportunities will present themselves.

Look to see if there is a 100 Women Who Care group in your area.  If not, start one!

Melissa, network.... become the most visible person, online and offline, in your area.... blog every day about who you are; what you do; and how well you do it..... use your military environment to become known in your field.... you could make selling homes to military and/or previously military members homes via a VA mortgage...know the product and your audience....and shout it out to the world that you are the one to call if you are searching for a home and using that wonderful GI benefit....

It is all about networking. Start in your own back yard (subdivision). Let folks know you are in business. Chamber events or other networking events. Work the db of cards you get.

Do open houses for everyone in your office.  Try to get high traffic areas.  Open houses is the only way to get a jump and you can do them every day of the week.

Make a daily goal to post something online whether it's a blog post or social media outlet something. Also, when you talk to people about what you do, ask them for referrals.  Don't just tell them you are an agent, say something like "please feel free to give anyone my name and number. I love referrals!"  Often we forget to tell people we rely on referrals and some might think we are too busy and don't need new business. So not true in this industry!

I have a friend who was new to Atlanta and she had a great idea.  She went to the local Mall and visited her favorite stores.  She handed out her card and discussed the real estate market.  She left the mall with 4 appointment.  1 for a listing appt. and 3 buyer appt.

Invite some neighbors over for coffee and "get to know" each other...follow up with pot luck dinner on the driveway, or backyard....get neighbors talking, feelling comfortable, ask them about neighborhood, etc...get to know people, tell them what you are doing....it is their impression of you and your professionalism that will engage them.  No matter what, NEVER overdrink, do shots, or do anything that would appear unprofessional around them.  They want to know you are on call and ready, willing and able to help.  Good luck!
