How often? I target 10 communities, the largest containing 500 homes. Average community size is 170 homes. I employ only EBM direct response cards.
How large? Each mailing is never more that 40 cards to a community.
Response? Ranges for 18 to 38%. I've actually had 100 percent but NO ONE would believe that!
Listings? Five coming on line in the next two weeks.
Why are my responses dramatically different than the other 400,000 agents in Tampa Florida? Because I've crunched the numbers, my message is micro focused, personal and I offer what others can not such as First Look, CIS Score, Buyer Elite, and choices.
The free CMA just doesn't get the job done today.
Two Realtors live there. It does not matter. Focus on the 90 day market place. These folks will choose the last or next agent that they encounter, NOT the one they used 8 years ago, but MAYBE the one whose drip campaign syncs perfectly with their moment of need.
My real suggestion is to direct you towards using FB or Pinterest ads. You will find these to be increadible drivers to your message or a very encouraging direct contact from the citizen.
FB advertising is ALL the advertising a real estate agent needs to do.

I haven't been farming because I researched and saw reports of very poor return. But some agents here report good results so I am considering it. I think different locatins and markets make a difference.

This is actually the first year I have not sent out any cards to my farm and instead put just 50% of the money I used to spent on that into my online Google/Facebook ads. The results have been awesome, I woul'd say the lead capture is at least 4x as effective. (Lead Capture meaning you get an email, address, or some information) Conversion from that to closed deals so far it is higher, but takes a lot longer compared to someone that contacts you from a card they got in the mail. The cards in the mail leads seem to be ready to list or buy this week, compared to 1-4 month out from online farming.
Also as opposed to just farming a neighborhood I just do the entire zip code or master planned community online.

I do farm r.e. agents. I think it is good to stay in front of folks as they will forget you if you do not.

You're lucky. In my development alone we have 27 Realtors. I stopped all farming a few years ago.
