I do, but it is a terrible use of the time. Today I had an appointment that sounded like a solid tenant to be for my listing and she did not even show up, even I asked her to call/text/email me if she is late or needs to cancel. What a waste of time!

I don't. In my city, agents only get reimbursed $200 for a rental. I'd rather spend my gas and time on buyers since the commissions are so much better.

We do not do rentals at all.  There is a real problem here in Naples with rental agents.  There are very few because our rentals are usually 3 months seasonal the agents do not get paid for at least a year after doing a rental.  No one wants to do that, understandably.  When I get calls I formerly would try to help but now I just say, no.

Do I market myself as a leasing agent? No. Do I do some leasing? Yes. Is it a good use of my time? Sometimes.

If a past client calls on me to help a someone I do it.

If a client purchases homes through me I list their lease property.

If I get a call asking about leasing outside these parameters I have a strict method I use in pre-qualifying the lead.

1) Price point nearing $2,000/mo

2) Must be ready to move in within 30 days.

3) No aggressive bread dogs & preferably no pets at all.

4) I question the funds needed to acquire the lease. First Month $, Security Deposit $, Pet Fee $ and application fee$?

5) Talk about commitment to me. I collect the non refundable application fee of $50 on first visit.

These days I don't often get the call for rentals but when I did it was an excellent segue into a sale in the not too distant future. What's more it was typically one, two, three, lease so the process is much less tedious finding their rental home and commissions arrive in days rather than months..

I try to avoid showing rental properties, unless it is a client, friend, or someone from church.  Otherwise it is a waste of time - unless it is one I manage.

I do not show rental property--in most cases, I'm lucky to see $100 at the end of the transaction. That no where near covers the cost of my time. I have rental agents who take care of my clients who need some rental help.

Debbie - I used to show rental properties, and was glad to help people out who needed a place to live. The money wasn't great, but I liked the feeling of helping someone.

These days, I have tried a couple times lately to help clients looking to rent. The problem is nobody is putting their rentals on the MLS anymore, so you have to search all these other sites to find rental properties. Secondly, none of these property managers are offering any referral fees, so I would be doing this work for free. I enjoy helping people no matter what, but I can't afford to work for free.

I just recently have decided not to help renters anymore because there is absolutely no money in it, so no I do not show rental properties.

I don't do anything with rentals. I leave that up to our property manager, but I have been known to show a few when he's out of town. I'm a team player and I help out when I can. The favors always get returned.

Often owners are not skilled to screen tenants. One still makes decent money for short showing & presentation. 

Many agents do not pay on time.  Often they try to put off until collection agency or lawyer gets on their case.
