I think its not necessarily making a nice person mean - but a nice person tough. You are constantly put in stressful situations & you just have to find a way to be firm, keep your cool, and stick to your message. You do grow a thick skin working as a Property Manager

Chuck - Being a landlord automatically makes you the bad guy when it comes to a lot of different things. It just sort of comes with the territory.
Even if you act nice, you sometimes have to be the bearer of bad news, so people perceive you as mean.
If that person does not have a strong backbone, perhaps they shouldn't become a property manager.

Be fair, respond quickly to complaints and maintaining the property should keep a smile on the principals faces. Be consistent in your expectations and responses to the tenant!

Chuck, in my YOUNGER days, I had 23 units and I managed them myself.... I was always "all business".....THEY NEEDED TO BE NICE TO ME.... I was always fair and was visible often and unannounced on the property.... had coin op machines and that was my reason to show up every week....had to empty the containers of quarters!!! everyone paid the rent... after they tested me, they didn't do it again.... "rules were different then"
