Gary, it really depends on the 'method' the home owner chooses.
Let assume the homeowner choose Full Service NOT the more dramatic PLF.
I will spend money on:
- Photography
- Creating and printing Property Pedigree
- Creating and printing persusion material
- Creating, curation, editing, production and hosting: a)CC tour b) MLS movie (not slide show) tour c) comprehensive tour
- Promoting, training, supplying a resources for affiliate open house
- Open house print advertising (30% of attendees will report they saw the ad in the newspaper. HINT: what you are hearing others say may not be true.)
- Incentives - sorry, I'm not referring to a FREE KIA with every purchase. What other incentives, meaningful to a buyer, can be created?
- Preparing Plan B
Seems to be way to much effort to sell A house. You would be right and I would discourage anyone from doing the same.

It's not all virtual... signs, lock boxes, brochures inside the home, floor plans, virtual tour photography, etc. There is a cost to websites where we post, etc. Each listing costs me at least $500.

probably more than I should, but I get double action from every piece of marketing....it promotes the listing and the listing agent on my team plus the team.... there is never too much when it comes to marketing....
