In terms of online lead generation, create highly targeted landing pages and learn a few things about driving traffic to these pages.
Do you currently have a core real estate site? Do you have a blog?

This is an effective method of lead generation.
Additionally, if you have an online marketing budget use some of it on pay-per-click ads and send traffic to the landing pages. With your highly targeted pages match it up with the targeted keywords and it will be effective.

You are the best lead generator to buyer your business. Call expired listing, create a website to received buyer & seller leads. Door knock, send out mailings or spondsor a local baseball or softball team. Good Luck!

The 'best' is the one that aligns with your internal genius and passion.
Too often, without thought, agents are given lead generation advise like, call expireds, contact FSBOs, mail more post cards, attend events....but what if NONE of those align with who you are and the resources you have at hand?
The result is agents receive directives that can not succeed for them.
So, you must offer a response to:
1. 'what do you have to work with?"
2. "What do you have the most of, time or money?"
3. "In your business plan who is your PREFERRED client?"
Then direction can be provided that is actionable. However, knowing whether the 'BEST' action for you is reviving old contacts or cultivating a new list from the oceans of people you have not yet met is really important.
So, in the best humor possible, I suggest signage on shopping carts. (NOT)
I am with Roy Kelley . One of our clients recently told us her broker's mantra is "face to face, nose to nose, toes to toes", and get off the computer! She made her annual goal in June! There is something to be said for that result! And I would bet that all the online leads in the world would not have guaranteed that ype of result. A
