mostly out my area, but still within my state. Ocassionally same city.
Here in the Sarasota area of Florida, many sellers are have been waiting in the wings for prices to go up given that they may have gotten caught in the down swing of the latest recession. In some communities prices have recovered to a degree with some even reaching their break even point. This has prompted a pent up long awaited escape for those looking to move to lesser expensive environments, be it local or to mid western states. Still, Florida boasts some of the most beautiful beaches in the world and, relatively speaking, it's still very affordable as well. As the cash buying investor population dries up, the steep price climb will most likely flatten, but for now people are moving up both locally as well as out of state.
Most of our sellers are leaving the area because they are military or connected to the military.
Deal mostly with distressed sellers. They are renting
Many Maryland retirees are moving south for lower prices and lower taxes. Florida is the biggest beneficiary.
