Very little. We are a 2nd home resort market. Expensive by all means.

I would say yes for the Albuquerque, Rio Rancho NM areas. I seem to be working with more mid to upper homes right now but have closed several first time buyers this summer too.

No. Much more affordable housing is needed in our area.

"Affordable housing is housing deemed affordable to those with a median household income as rated by country, State (province), region or municipality by a recognized Housing Affordability."
Based on that definition, and the reality that much of the real estate in coastal areas of Florida is being purchased via cash from the 401K resources of soon to retire north-landers, affordable housing is a crisis issue here.
The tourism and associated service industry that is the predominate industry in Florida does little to boost the median income level. How many jobs should one work to afford a house they will spend very little time in?

Some is under construction right now here in Princeville. It will be dedicated rental property with below market rents.

Hi Jack -- housing affordability is such a subjective term and definitely location-based. That said, in my market in Southern California it's lacking.
