Great question, Chris Mamone.  

I had a big scare on a recent broker tour/open house visiting a luxury home by a busy street.  The agent/hostess had her cute little dog with her and she put him down to show me the basement.  Another male agent was also viewing the property and said he would watch the dog.  From the basement, we heard a scream, it was the male agent asking for help.  The hostess and I both ran up from the basement to see what happened.  The dog got spooked when we went into the basement and began to run away.  The male agent went to catch him before he left the house, only that scared the little dog even more, so he ran out faster, up the driveway and into the street.  The hostess was equally as fast and ran after the dog.  We could not see the street from the front door, as the driveway was curved, nor could we see the agent or the dog.  Not knowing what to do, the male agent and I waited for the hostess to return.

After what seemed like an eternity, the hostess came back with the dog.  We were all happy to know the little dog was safely back in his owner's arms.  

Lesson:  Dog photos at open houses are ok.  Dogs, not so much.

While at an open house, was telling the potential client about a just listed house down the road.  Stopped what I was doing, ran down to show them and they wrote an offer.   We were out bid, but still.  Nice to see direct and instant results from an open house.

A course on RAS had just concluded and I was ready to put my new skill to work. The attendee and I had chatted about 90 seconds at the front door, time sufficient to have the attendee share their purpose, and suggested a particular area of the home she must spend a few extra moment in.

When I saw her sit on the coach in that area, I knew what would and did happen next. 

My favorite memory of an open house is realizing if you trust yourself, if you put into real action what you know and have been educated to do, the outcomes are so much more predictable and rewarding.

When I have the opportunity to work with a newbie, guiding them to similar 'real life success' experiences is crucial

Good morning Chris. The first open house I ever did for home that we were flipping, no one showed up. At the time, I thought all you had to do was put up a sign and they will come. It is amazing what preparation will do.
