I find new construction is the best type of home to have open. Other than that, open houses do a better job at attracting new clients than buyers for a specific home.

I don't hold open houses but advertisement would be my number one plan of action.
Our area has broker tour days and this is the best way to promote a new listing . I do not like other open houses. I think video is a better way to promote as you cad do virtual tour with virtual staging snd put it in youtube and other websites
Sunday between 2 and 4 work best. Lots of directional signs. Door knocking around the open house to let people know, putting the open house in mls, blog in Active Rain, reaching out to other agents in the area, and letting my soi know. Just to name a few.
Good Monday morning Chris. I feel your pain! I visited a couple open houses yesterday and get a broker open on Friday. The broker open was a bust.
Pre calls to my list of prospects with each of them scheduled to a specific time period.
Generally we shoot for 3 parties for every half hour, and if more than two fail to show I use this time to call more prospects.
Location, unique property, great price and condition and good advertising and signage.
Don't do them anymore but Saturday or Sudnday 1-3 worked best for me. Email your database, is the best way to get traffic, and call all the buyers you are currently working with.
I am doing Cole circle prospecting - using the Cole phone numbers- also increasing the number of signs I put out and flyers to invite the neighbors
Not having open houses proved to be a successful policy for me.
In our area, most of the open houses are held on Sunday afternoons and the typical time is from 1 to 4 p.m.
Saturday 1-3 and the homes with the least amount of signs. We can advertise our open houses in the MLS, I do blogs and send to G+.
