I don't do it for REO properties or things that I think only an investor will by. For example I have to two listings right now under $25,000.  They will only sell for cash and need a ton of work.  I'm not paying for professional photos of those.  But I will do it for a $90,000 listing the same as a $750,000 listing.

I hire a professional photographer at a certain price point.  Anything under that price point I will take photos and edit them.  I took a class in photography and I had a good camera.

We hire a professional for properties above a certain price, and if they are "hard-to-shoot" properties. Otherwise we take our own with good equipment and bring our professional lighting.

Depends on the dollar amount.  If it's over a million a pro or if it's a difficult property to photograph.  Otherwise, we do it ourselves.
