Richie - I would have to agree with Kathleen Luiten. My understanding is our fiduciary never ends, but we cannot control any interaction between former and new owners once the transaction is complete.

Fiduciary responsibility doesn't end but you're not responsible for any interactions between the parties after closing unless you are party to it. So wear your agent hat if you are interacting with the parties even after closing.
