From reading the previous four responses, and anticipating the ones coming, it is clear real estate professionals have fallen victim to their own propaganda.

None of those answer reflect any notion of the REAL questions the home seller has.

The purpose of your visit is to create sufficient TRUST in the owner that they will sign the listing agreement. 

The questions presented are the questions agents CREATED to puff themselves up because we have a answer. Do you see? We create an answer then suggest to the owners, through the advertising we provide, what their questions should be. 22 questions you must ask your REALTOR before listing! One lender suggested that you need to know the REALTORs credit socre. Yes, a lender is providing sellers agent selection advise.

And so we find ourselves believing our own propaganda, not realizing we've created a mess.

How do any of these questions go to the core of building TRUST with the home owner?

There are five Trust questions every owner has, that they will NEVER ask, but you must answer. 

Until we get a good grasp on this reality, we will be tinkering with marketing presentation, neuro-linguistics, and closing techniques ALL of which are manipulative and ultimately leads to resentment.

IF I were coaching a seller, the most revealing question to ask a REALTOR is  Star Trek? or Star Wars? and Why? 

Now, imagine you were being observed when you read the above line. Imagine you are observed as you squiggle out a response, Image if you kept your cool, made a selection and supported the selection. 

For the most part, this is more revealing of the fabric of the agent than that 22 question list.

Commission is rarely in the Top 5, we get to it eventually, but rarely Top 5...because I work by referral, so they already know...and called me anyhow. 

What if any enhancements/repairs/staging do I recommend?

What's it worth?

What do I do to sell it; my marketing plan?

How long do I think it'll take to sell?

Specific questions regarding that seller's needs or house availability: show schedule, dogs, baby's nap schedule, home office hours, gun safe, pool, etc.
