Thats not right about the smoke alarms.  I think people get angry here at inspectors because the inspection is visual only and that is not completely understood before the inspection. If the inspector says the a/c is at temp and 2 days later it is not, they blame the inspector for not alerting them.

Michael Thornton - that can happen with the agents who wants to play the blame game. These agents also blame the co-broke for deal not going through. There are about 12 such agents - however, you seem to have come across them more often.....

Well it did happen to me. We sold a home whose HVAC system was in perfect working condition all the years we lived there and we had it serviced twice/year. Buyers insisted on a complete inspection and sent in someone who took apart the entire system. A month after they moved in, furnace wouldn't work--I'm convinced it was due to the inspector who didn't put it back together again properly. When they called me, I said speak to your guy and call it in to the warranty company. That was the last I heard of it.

There are some people who just enjoy misery and seek it out wherever they can.  Nothing in life is guarenteed other than death & taxes.  I coach my buyers that inspectors are human and even the best of them can't find everything 100% of the time.  We do what we can to only suggest quality inspectors with great experience & technology but no one & no tech is perfect.

It is  a lake covered with very thin ice that the inspector must cross.

Breaking through the paint to reveal the dry-rot...that's your fault.

The cabinet door, wedged and tape into position, it's your fault when it can not be wedged in place again.

The plastic cover that is 21 years old and exposed to the sun breaks when you push it slowly open to test the GFI is all your fault of course.

All of these are clearly situations beyond your control, but does push the button of a home seller who is at the highest state of anxiety.

When these things occur, YOU MUST CONFER WITH THE AGENTS INVOLVED. Too often, agents fail to be present at these critical times and you are flying without a wing man.

Let the agent know FIRST and you might save yourself from the brunt of insensitive responses for those at highest levels of stress. BUT if you (have or will) go stupid on the report....and you've been flagged, don't expect agent cooperation.
