Mike - Not sure I would ever say that "I disagree", or "I don't agree", but would just present whatever the decision is and let the buyer know that this is what the seller wants.

It doesn't really matter what I think, or what my opinion is because I am representing the seller.

It is my job to give the seller my expertise.  I will discuss their decision and how they came up with it.  I will present diffent ways to do the same thing but in a better light.

If it is important, I would express my suggestion somewhere or somehow to my client. The truth is.... often our subjective opinion is not important as opinions of our clients. So we can( and should) give our advice to the party we represent, but it is up to them what they  want to do.

In my state you must submit all offers. You must also represent your sellers or buyers and do what they direct you to do. You do that as their agent. You are their agent. There is no need for commentary.

I will discuss the issue with my seller, but NEVER express my thoughts with the other side.  

I tell clients (buyers and sellers) - ' I make recommendations and you make the decisions'.  Once the decision is made it is my job to only present to the other side

I wouldn't say that I don't agree with my sellers. I would just present whatever the seller wishes. We are not principals in the transaction so our opinion is not relevant to the other side.

The sellers are my clients and I have fiduciary duty to them. I will express, gently, my disagreeement with their decision, but no, I don't reveal this to the other side.

Sharon Altier, SFR      YES..you are the messenger. but , if both sides actually want to do the deal, sometimes egos (sometimes??  lol) get in the way. i "think" by in coded terms, you let the other side know , we are open to listening , to further conversation, by very select wording. you may still make everyone happy. after all that is why we exist , to make deals work. otherwise they dont need us :) . now your client may be all in the right, or not, but even when there seems to be an impasse, it is our job to try. and if the OTHER side thinks you are directing the train, they may be less reluctant to work it out. but if they think they may have a OPEN ear in you... there is hope. make sense??
