I tell sellers you have to allow buyers into your house but I do not want to stress them any more than is necessary. I suggest they do not change anything in their lives but the house must be seen. I am not big on stagging unless the house is really special and vacant so I stress concerns the seller has about showings, like lock box and who will be showing the house

i really cant say it better than barbara , but i might say fix EVERYTHING that needs fixing (if its broken) and paint is pretty cheap..use it..and clean clean and more clean :)
