I always take a listing agreement with me on the first appointment. I have done a preliminary CMA (comps based on location, age, sq. ft. ) obviously sometimes I have to adjust for condition and or things not in the public record.  But if the conversation isn't moving in the list right now direction I will make the second appointment.

Debbie,,, that age-old question and conundrum! I try to do as much research as I can in advance of the first meeting. After I see a house I often tell people I'll be back to them within 24 hours with a refined price recommendation, but I don't necessarily go back for a second presentation.

Debbie Reynolds I'd say, it depends. Some of the referrals, I don't even have to go and meet seller, I just need to send them contract to sign electronically!

Of course, I will visit the home with the stager or photographer later on.

always two visits, unless the homeowner is in a rush and insists upon one....we like to assess the homeowner AND the house with the first visit and we leave the pre-listing presentation about who we are; what we do; and how well we do it.... the second visit tells the rest of the story...price, commission, showing instructions, etc...

Debbie Reynolds I don't do two visits, but I do a two step approach. I first send out a Proposal to the seller/lessor. I follow it up with questions and then set an appointment to take the listing.

 The first appointment is a "pre-listing" which may or may not become a lisitng....chemistry....etc.  The second appointment is the evaluation...and price agreement...no agreement, no listing.
