Richie - I think that I am pretty good at explaining the documents to my clients. Most of the time I ask them if they want me to explain anything, and some say yes, while others just want to sign with no explanation. I have never had a client refuse to sign.

My agents provide sample documents to all buyers as part of their "buyer package" when they meet them.  This gives them time to read through all the paperwork that they will be required to sign when the time comes to make an offer.  It also helps prepare them for all the paperwork and documentation that lenders and attorneys will need.  When time comes for the offer, we simply send out the forms via dotloop with a "sign here" and never have any questions!
