Both, with a caveat to limit liability. I have my clients call anyone they know, were referred to or found on their own. I also give them the link to my online referral directory. But all info provided is direct from hired professional tradesman or inspector to client. I do not translate info nor do I ever insist on "my guys". Things like permits & lot lines is all client. I also do not comment on crime nor schools, I provide city & county links only. I make my recommendations on lenders, title & escrow,inspectors & repairmen and let the clients decide. Many have no clue who to call so they appreciate the resources I can provide, others come with all that in hand and at the ready. The main thing is they all know they have a choice.

It depends. When the clients are out of area (usually sellers) I handle all of it. I make the calls, get the bids, get approval on the bids and work to be done, and manage the work being done then give the owner the okay to pay for the work.
I do the same with buyer clients if that is what they want me to do. Of course, one the transaction closes, they manage getting the work done.
It's all about service for me. Of course, I cover my proverbial bottom from a liability perspective.

We train our agents to be a resource, but not to put their license at risk. Unless they have a contractual relationship with the client - i.e. an exclusive buyer's agency agreement, they can't even give out names of contractors as a reference. It's that litigious. Ordinarily, the state requires agents to provide a list of approved home inspectors, contractors, etc. and leave it at that.

Let's see if I understand this.
The home owner is usually asked to NOT BE PRESENT for events such as the home inspection. The inspector finds a few thing and notes them on the report. The buyer, buyer agent and inspector may be the only ones who really know what is broken and what a fix looks like.
To require the owner, the one least informed regarding the problem to make the call, seems a formula for disappointment.
I would give the owner opportunity to select the company but allow me to direct the repair. Now for agents who choose not to be present for inspections, it really does not matter if the right thing gets fixed the right way.
Fortunately, most established repair companies, unlike real estate agents, do not work for free, so each opinion has a price tag. With that reality, the most direct route to the best solution usually follows the owners question, "Who do you know?"
