buyers are finding me right now on Trulia. I have closed four deals in the last two months from buyers that contacted me through a zip code that I have on Trulia. Its costing me about $100 per month for just a 25% market share. It's more than paying off me and always has.

If you have been in business over 5 years MOST of your new clients SHOULD be coming from referrals.
If that is not the case, an agent MUST fix their leaky boat.

If you put yourself in the path of active buyers and sellers they will 'find you.'
If you have more money than time, you engage in cyber-jacking. If you have more time than money, you do open houses to snag the 90 day market buyers who have taken real action.

our listings are from offline marketing, for the most part....out of town listings are from online marketing....buyers are from online....if I threw my computer away, my income would not be damaged.... I can work very well offline....

Most of my buyers call me because they saw the listing online. My post signs, referrals and Company website seems another way they find me.
Right now I am seeing equal numbers from our Hometown heroes program and my referral base
referral from past realtors. It is a hit and mess. Most are considering and not ready....
Our only reliable source is Social Media and watch companies 20 something.
100% via referral. Maybe 40% past clients, another 40% are professional referrals, 10% are friends and family and the last 10% are in ways I can't categorize.
Most of my business comes from referrals. I also enjoy doing open houses and this is a nice source of 30 - 90 day buyers.
