Like Michael, very low key, usually ask what features they like the best in the home, let them talk. Usually somewhere in the conversation I ask if they are currently looking for a home and if they are working with a REALTOR.

My typical approach to all visitors is "How did you find my open house today?" I can tell if they found it online, newspaper, through their agent, they are a neighbor -- then I give a short introduction and let them know where they will find specific marketing information in the house/condo and ask them to stop by and let me know what they think on their way out.
And then I listen.

the host for each of our open house events handle the visitors with care!!! we do not smother....we welcome them and ask them to sign in and invite them to look and feel free to ask questions....we offer them a brochure.... and we ask if they have any questions before they leave.... we DO follow up with a phone call later that evening....
