Yes, but eventually a buyer comes along if we are patient.

When I sold cars the RAV4 came out and i did not fit in it or like it.

After having to drive one on a dealer trade in a snow storm it became much easier.

I have had listings where the seller had very unrealistic ideas about value and made it impossible for me to get an offer accepted. So yes I couldn't sell the listing because the seller wouldn't let me do my job.

I can't recall a listing I couldn't sell--at the end of the day, at the right price with the right marketing someone will buy. There is a lid for every pot! (Of course, I also am very selective about the business I take on.)

Yes and no. There were products or listing I knew would not sell.

In all of them, there was no floundering about in search of a clue, but a realistic expectation and a plan that delivered EXACTLY what was shared on day number one.

In many cases the solution was the creation of value that solved the marketability question for the buyer and seller. Agents can have access to tools that do not all look like a 'REDUCE THE PRICE' hammer.

Good morning Captain Wayne. I can't imagine that any Realtor that does any amount of business has sold every listing.

There has never been a property that we have flipped that we haven't sold and that is a lot of property. Different motivation make all the difference in the world.

Captain Wayne - Rowlett Real Estate School I had a commercial piece of land that I had listed for seven or eight years. It just needed the right buyer. It closed last year.
