Lise Howe I always used company provided post cards. I would send ten on each side of the property and twenty across the street. I initially sent out letters. I once got a call for a listing where the owner had one of my letters that was sent a year prior.

This depends on my focus group but limit the mailing to 500-1000.

Depending on the characteristics of the community, I will send 30 cards (not just listed) closest to the subject house. Most likely WILL not send to back yard neighbors.

Good Tuesday morning Lise. I will have to come back to visit this post as I have been contemplating doing the same myself except to real estate agents.

When I do a mailer which is almost never I use Quantum Digital. Good service/quality/price including the postage for it to get to the area.
Only time I sent out a mailer is if I sold several houses in that area, I try to cover the entire subdivision then. Like I said, almost never do mail.

I create my own postcards and we have an in-house marketing dept. to print, cut and mail....I mail from 1,000 to 2,000 for "just listed"... "sale pending"....and "closed another one"..... we get business from those postcards.... it's worth the cost....
