I am in the process of a 2nd chance with one of mine.  They let down my client, we had a discussion about expectations and they know if I am disappointed again, there'll not be a 3rd chance.  I'll know by Friday.

It depends on the attitude and resolution.  Everyone makes mistakes, but if they don't own it, that's a problem.

An escrow rep let me down and never addressed his failure.  When my broker asked him why some of the agents including me were sending their escrow business elsewhere, he mentioned that I'd asked him to do something that is not allowed, which is an absolute lie.

It confirmed that I did the right thing by leaving.

I tend to follow Barbara’s model of having a discussion with them, and let the response they give determine whether or not I'll be using them in the future. However, sometimes if I see something in their character or business practices I hadn’t seen before I might just let go of them.

Good morning Michael. It would depend on the conversation, I will always give the person the benefit of taking responsibility and fixing the problem. If not, I need to move on.

Michael Thornton sometimes this things happen - and as long as it was not in control of this affiliate partner, I just discuss with them and continue working with them.

And yes, want to make sure that does not happen again and again. If so, drop them.

Michael - If I have a working relationship with a vendor, I would express my concerns. Depending on how they reacted, I would give them a second chance to fix things. If they told me that is just the way they do things, and they won't change, and it doesn't work for me, then I would tell them I will no longer be able to work with them.

Definitely talk about the problem, give them a chance to explain themselves. Often there is just a misunderstanding. Other times it's crappy service, at which point you bail.

I believe it depends on how they handle it.  If they own it of course I'd used them again.  If they makes excuses most likely they'd be nixed.

It depends on what the problem is. If it is a serious breach of trust I would probably steer clear of them. To say never is pretty strong so never say never. If it is just a mistake and there are no excuses and they own up to it I will give them another chance.
