To keep things moving in the right direction for both the buyer and seller and the agents involved, I provide the solution the situation requires.

Two weeks ago I packed a pod with the sellers last possessions.

In some cases I have worked with my buyer to make certain the subject house was properly prepared for the coming FHA appraisal.

And yes, I also made certain the property was prepped for the final walk through.

Now, staying in the house even one day beyond closing...NOT GONNA HAPPEN! However, rather than throwing a tantrum, I simply get them out of that house, what ever it takes.

No I haven't. It is rare that a seller stays in a house after closing in my area. I had one a year ago where the seller rented back from the buyer and they handled the changeover between themselves. No problems.

Evelyn - I have been told by several brokers that there are too many things that can go wrong when allowing the seller to stay in their home after closing. Plus, there are insurance issues as well, so I always try and get the sellers to move out when the property closes.

I just recently helped a seller coordinate to get moved. I had non profit thrift stores at the house and worked with the neighbor to get the remaining furniture out of the house and taken care of. The sellers are both ill and have moved out of the area. I did this just to help them.

Top of the line service, bottom line results!

As a listing agent I have paid for the sellers U-Haul moving truck as a gift. However I have never helped a client who I did not represent move in or out of a home. The liability of helping a client that you do not represent is not worth it in my opinion.

I would not have close dif teh seller stayed behind without asigned agreemnet and large escrow holdback to cover any damage they may cause when they move out. Yes just yesterday i had to help a seller get the last things out before we closed.

Can't say that I have. I can't even remember a case where seller retained possession after closing. But I have had a few instances where buyer got possession before closing.

I've helped sellers by putting items on Craigslist that are free if picked up.  I've arranged for charities to come over and get giveaways and I've arranged for someone with a trailer to help me clean a place out and take the stuff to the dump.

I represented a seller in a short sale and on the day we closed she was still in the house . I told her I was going to the closing and she needed to be out of the houseby the time closing was over.  So after clising I go to the house and her boyfriend pulls up with a van and he threatened me and told me to get off the property and he called the police . I showed the cops the HUD 1 and he told the boyfriend it appears he is trespassing . I stayed in my car watching them move until 10 pm and got all the keys and delivered them the next day to the new buyers. I hope that answered your question.
