They are all tough to deal with.

All forclosures take extreme patience.

They are the easiest, most linear of all transactions. But you do need to execute your role proficiently.

It is possible to mess up any transaction. So read all of the pages of instructions provided by FM and do every step. DO NOT REDEFINE WHAT IS REQUESTED.

Do it right and it will be smooth sailing. 

If your experience was a nightmare, you did not follow the instructions although I believe you truly think you did.

I have listed Fannie Mae REO properties and depending on the asset company, it could go either way as being a bad or good experience. I never worked with FM directly. 

It is a shame how they choose to list and sell their homes. They choose too few agents to have too many listings, who often dont return calls, answer questions or even return an email.  The GOOD REO agents get left out of the monopoly.

Fannie Mae was great when I was a listing agent for them but right now I am having a difficult time getting them to reduce value on a short sale . I am going to help my selker convert to a deed in lieu.
