Thus far people have told me that they are working with someone else who's not around to show them a house. I kindly suggest they contact their agent to get someone on his/her team or office to show.

Renee Paray I've never had this happen to me. I would explain that ethically I can not show it to them and they should wait for their agent or work with their agent's backup person.

Nope.

I ask for a pre-approval letter and for them to sign an agency disclosure in my office,  before we meet at a property. That vets out the BS people quite nicely. If I didn't do that, I'd be doing other agent's work weekly!

I have developed simple filters over the years, after falling victim to a few, to keep the scammers preying on the rookies, not me.

Renee - Boy that would not make me a very happy camper; unless I showed them a home they wanted to make an offer on, and I wrote up the offer while the other agent was on vacation, and the transaction closed.

I hear this all the time Renee, as they say "buyers are ...", agents need to be strict about getting the paperwork done before taking folks on tours.  Nothing like puting money on the line to generate a bit of honesty.

I have asked and been told no and then gotten a call from their agent intercepting the showing. I guess the buyer realized they would be caught.

I am sure it has happened to me in the past.  I have also had clients who told other agents they were not working with anyone, then I have to call the agent and tell them they are working with me.  I know it is frustrating on both ends.

I have not had this particular situation happen, but I did show a house to a couple that told me they weren't working with another agent. When I got to the house they showed me an agent's card and said they were working with him. But they liked me and fired him and hired me, and I sold them the fourth house I showed them.
