1 - Face-to-face presentation of offers. This allowed the agent to present their buyer's offer in the best light in the interest of the client. Now, you email it and hope the agent responds that they at least received it.

2 - Agents paying more attention to Article 11 of the NAR COE.

Firts - I miss the respect as a knowledgeable professional. My clients respect and trust me, but I see so much pushback in the media and in different forums that occasionally makes me feel defensive of our profession.

I firmly believe that experienced Realtors add value to transactions. Seems like lots of Toms, Dicks and Harriets believe they can buy and sell RE because Zillow gives them all the tools they need. We know it's not true, but sometimes gets tiring justifying my value.

Second - Low entry barrier for new agents. There should be more requirements and training before a new agent can start writing contracts for someone's biggest financial transaction of their lives.

And yes, I'd like some cheese with my whine! :)

Handshake deals over coffee (or martinis) and professional attire; that was the way it got done when my grandparents sold homes. As a kid in the 1970's, I'd witness this. As a third generation Realtor, I can remember 5 decades of the business though.

Otherwise, I enjoy where we are with technology, training and coaching that wasn't available back then. We have worked historical times ourselves; surviving the Depreciation of 2006-2011.

I think overall, the entire business has gotten less personal. Most buyers and sellers prefer to be in contact by text or email. Contact with other agents is by text or showing requests. I like to call after receiving a showing request to confirm the the time and date are accurate. When I do that, I usually get a HUGE thank you for calling. How many times is a showing request made, and the agent never responds. I know we are all very busy, but the personal touch adds something, that I think we are missing.

Miss - the greater latitude to sell real estate to occupant buyer before Dobbs-Frank.

Miss - the complete elimination of occupant buyer financing through sources other than the big banks and mortgage companies. Private and alternative lending sources face to much risk helping occupant buyers.

Standards should be raised by eliminating all agents with BMI greater than 25 and older than 55. Actually, in a question yesterday there were many good suggestions that would result in the right outcome. But anyone chanting' raise the entry standards' are exclusionists wanting to protect their mountain. The problem is and has always been the BROKER!

I do not miss the old way of selling homes. Those mls books, phone booths to make calls. carrying maps with youfor directions,  etc. I like my cell phone, multiple listing online and gps.
