It depends on the seller.  Some may not want to move until school is ending next year.  Others want to move as soon as possible.

Waiting is risky. how many buyers will be knocked out of market if rates go up 1-2%? Many buyers like to buy in fall and winter because they think there is less competition. They can't find the house if it's not on the market.
