Captain Wayne - As far as working with clients to help them find rental property, I would have to say no, am not interested. Most property managers won't even pay an agent anymore when they do bring a tenant.
As far as buying homes and renting them, yes. We have one rental property, and I would like to have at least a couple more within the next 5 years.

It definitely is not as glamorous as it sounds. The teachers at the school I work in think that being a landlord is such a great idea. Because we just sit back and get all that "extra" money each month. They're sure I'll be able to retire soon. Not so! I have tried to point out that there are many expenses that go along with this - mortgage payments, insurances, property taxes, eviction costs, not to mention lost revenue for any periods of time where the unit isn't rented. I no longer tell them anything I just smile and nod.

Most are answering as if you were asking about being in the property management business. I won't do this because my E&O carrier won't cover me it takes a completely different set of skills to be a property manager. To run a rental/leasing division in our office - I have done this in the past but have now scaled it back to only rentals for our corporate relocation business (where rents are typically $5,000 and over per month) and landlord representation only. With over 164 colleges and universities in the greater boston area, there are plenty of non-realtor offices that do rentals the wrong-way, and my agents just get too frustrated with the clientele, the agents and the compensation.

Yes! When I opened my own office in 2008, I picked up a 14 4-plex complex (56 units) to manage. It was during the downturn in real estate. I can't say I enjoyed it, but it wasn't bad and it did guarantee income to pay monthly office expenses and additional income. My "sales" were gravy.

Been there...done that and after spending most on one month in court ...the court commissioner calling me by first name and telling me dirty jokes in the elevator...I was finished being a landlady....happy to sell it, not to own it !
