I have always considered myself to have a "sixth sense"  but I'm not touching that question.

Denver is seeing 10-11% yearly home value increases, and know it has to slow down soon.

Winston Heverly My crystal ball is a little cloudy this morning, but historically homes have appreciated over the years. As far as a percentage goes no guess here.

It seems like we go in 10 year cycles, so 10 years out from 2005, when the last peak we saw the bottom and now we may be seeing the top with Obama's policies holding our economy down, punishing the middle class with ultra high and shocking rises in health insurance costs then squashing business owners.

I would like to believe conditions for Real Estate to include pricing will increase. A rate of increase of 3% per year on average across the country would be nice but there are a lot of factors that could and will effect.

Everything appears to be at a premium right now. How much higher can it climb based on normal conditions? We know false supply & demand works but a market that normally regulates itself takes its time

Winston,

Wouldn’t we all like to have a crystal ball.

# 1 What will we boomers do? Stay in our houses or downsize?

# 2 What will these younger generations do? Will they place the same importance on home ownership that all previous generations have?

# 3 Something has to change concerning student loans and debt.

# 4 There is a lot of older housing in the market place. Small rooms, closet sand kitchens that aren’t easy to upgrade.

Overall, I’m very optimistic, I think home prices will grow reasonably and I look forward to being in this industry.

Barring a significant worldwide recession it looks like ours will be up. In my area haven't hit the highs of the past and are nowhere near bubble territory. And Kauai is a demand area even when money is tight around the world.
