I prefer local in everything I do
Local and one who has control over underwriting. Why because things get done.
I prefer to work with someone I know well - and can trust. Everything looks easy out of the gate -- but bumps in the road will come, and when they do, I want someone who is responsive to the buyer and to me - and will get up off their hind end to address issues and reach a successful outcome.
I am curious why the big national banks are not included as an option in your question. A lot of people prefer to deal with the Big 5.
Jeremy - I would prefer to work with a professional who is honest, I can trust, and who will communicate with me. Someone who knows their stuff. It doesn't really matter to me if they are local or national.
I have a strong preference for the small, regional banks. They have just consistently done a better job in my market than the Banks of the World.
I like working with our local lenders. We have issues with water that can be quite unique. Local lenders know about them, and this makes it easier to get things done.
I like a local mortgage broker I work with and get excellent service.
I prefer the local lender 2 to 1 over the national groups because they have proved they can do it faster and stay in touch.
I like local. There are fewer corporate layers to navigate and customer service tends to be better on the local level.

Local and regional all day every day and the reason is clear.... for service.

Large mortgage company is my choice.
I work with Guaranteed Rate because the Loan Officer that works from them is honest, has integrity and you can believe anything he tells you. Plus he closes all of them he gives a pre approval on. It is a national company with a local office.
Local would be so much easier but in this market that ship has sailed.
Local is usually more familiar with the market, but larger banks have worked as long as they have a local office with a good loan officer.

In my experience with large national mortgage companies, I have always encountered delays or blown deadlines. I call and they say, your call is important to us, but you need to speak to Mr. or Mrs. XXX and they are out until Monday. Regional Banks have been a lot smoother experience with me so far.
