I will venture out for certain clients (going 100 miles to work on a multi-unit property, but that's an exception), but usually refer any business in areas where I think a client would be better served by a neighborhood expert.

Typically will add 10 miles for $200,000 in value above target.

But the MLS spreads from Daytona Beach across the state to St Petersburg.

That and Garmin suggest an agent 'COULD' but clearly should not attempt to represent a buyer or seller when completely removed from the environment in which they are experienced and knowledgeable into a place where even local real estate custom is unknown.

I focus on my main communities in all the citites I work in. In each city I'd say we cover about 5-6 communites that are usually close to eachtoher maybe about 25-35 miles driving end to end.

Primary area is 20 miles by 20 miles for 400 square miles. But there are times I have to go an extra 50+ miles in any direction.


When I was full time in Houston it was 50 miles by 50 miles or 2,500 square miles and sometimes further.

Crazy as it sounds, I do business all over the Chicago/Chicagoland area, Bob Crane.  That's covering a whole lot of miles!  But from my younger days when I appraised too, that was my service area ... and I built a lot of relationships all over the Chicagoland area and even beyond. It makes for a very interesting and wide variety of clients and architecture of homes that I service.  I love it!

I cover a large area - Eastern PA.  With my niche, it is difficult to keep it to a small geographic area.  Besides, I traveled these distances when horse showing, therefore, traveling does not bother me.  Plus, I am familiar with these areas having been there before with my horses.

Bob - Great question. I try to stay close to home, although of course I am licensed in the entire state of Arizona. I cover the areas of Chandler, Tempe, Gilbert, and Ahwatukee mainly, and that is about 10-15 miles in any given direction. I have, however, driven all the way out to Surprise and Queen Creek, which are both about 45 minutes away, and even did a transaction in Lake Havasu City, AZ, which is about 3 1/2 hours away.

I can't even imagine being an expert in any larger of an area, and there are plenty of people buying and selling homes in my area to not have to travel further away.
