Sometimes. If I know it's solid and going to settle, but I ask seller. But recently i saw a house with a " Under contract" rider on it, then a couple weeks later when I drove by it was gone, and house is back to active. So i wondered how many agents and vbuyers were left with the impression that the house sold, or are wondering why contract fell through and what's wrong with the house?

#2. I am superstitious regarding counting your chickens before they hatch.
#3. Take the SOLD/PENDING sign down speaks more than I care to admit.
Nearly 40% are presold. In this case, I do put up the PENDING/SOLD rider to support my 'More Listings' efforts in that community.

"Pending" and "Under Contract" riders are not used in my area. "Sold" riders are generally put up when the agreement is firm (i.e. after all conditions have been removed).
