I would have had to have spoken to them at the open house and they have to specifically indicate that they want me to call them. Otherwise I'm not going to chase them down.

I learned early in my career that the time wasted on people that don't need your help can be better spent on prospecting in meaningful ways.

We don't do too many open houses, but when we do we follow up with a thank you note and a phone call later in the week.  If it's somebody that had strong interest, we would follow up that evening of the next day.  Always working, never pushing.

I don't use a sign-in sheet at open houses --- if there are parties who expressed interest(I follow up as promised either that evening or the next day).  If someone mentions the name of their agent and they stayed a while or asked questions --  I may contact that agent.

Lise, it sort of depends on what happened at the Open.  If they are not already working with an agent, I'll offer to follow up with either a phone call or email, and I usually do whatever I've said I'll do right after the Open.

I only follow up with people that request that I contact them for follow up, then it depends on when they said they will be available. Those with semi serious to serious interest will usually want another showing with just them and me, and they sometimes want to bring a spouse, parents, or kids.

It makes sense to follow-up the next day while the property and your conversation/interaction with this is still fresh in their head.  However, we live in a high-tech society and we can use less intrusive ways of follow-up such as through text messaging to initiate a conversation.   For example, "Hi, Suzy, this is Lucy... hey just me wanted to thank you for coming to the Open House at 123 Apple Pie Lane, would love to hear your thoughts... when is a good time to talk."   If all Lucy has to say is "I'm no interested."   Thank  Lucy for her time, invite her to tell you anything you can do to present the house in a better light, etc.   However, if Lucy has feedback and wants to communicate over text, then that's fine as well to keep the lines of communication open.

Lise, I primarily work with buyers, but have been "fortunate" when I have listed to generally be under contract before Open House.  I will be listing my deceasaed neighbor's home in a few weeks (awaiting Probate); and I have another neighbor on radar that may be a perfect fit for the home.  Too easy. Right?  I am prepared to market the property in subdivision for the first weekend, and will do an Open House.  I will act immediatelyI have burned enough toast over the years to know what happens when I get distracted. 

My deceased neighbor is a WWII Veteran, and I reduce my commission for Vets, and the neighbor on my radar is a local Police Officer.  I plan to treat him in similar fashion.  Those who defend my Liberty can never be repaid, but I do this to say "I value those who Serve."  I am a Vet who was so blessed during my four years of Service and the older I get, the more thankful I become.

It depends on the person coming thru and their motivation, but I always assume that if they say they are moving in 6 months, I think 3, 3 months I think 1.5 etc.  I also try and send them pertinant information - comps for the area - just listed/just sold lists, a new home that seems to fit what they are looking for and not just an alert filled with everything.   Calling them and having something specific in mind to show them or talk to them about is amazing amunition.   I just got a $550k listing for a person that I met thru an open house 10 years ago!

Lise - I usually follow up after 24 hours, but within 2 days. That way, if they are interested in the property, it does give them enough time to put in an offer before I ask them how they liked the home.

I try to write and mail a thank you note with a card that goes in the mail monday morning then I follow up witha email the fri or sat saying a update on the property I met them at and I may say something like since I am not doing a Open this sunday I would be available to show you homes if you have a list of fav's... I will also keep a look out for similar properties to pop new onto the market and send it out with a note that saysmaybe  the home at 123 somewhere was not the one for you I thought of you today when this one popped onto the market.  If you want a look in person let me know and I will set it up.

Lise Howe my follow-up varies based on the visitor & information they provide.

I always ask if I can  call 'later today' to cover any questions or comments they may have and go from there. If no, I'll send a 'Thank You' email and/ or mail a card, depending on information available. 

If they're working with someone and I can get their information, I'll call their agent and let them know I've met their client at the open house.

I try to contact them the same day depending on the information they need or at least a thank-you note if only an email.  If buyers are visiting 4 or 5 open  houses in a given day, I want to be the one who connects and gets back with them first.

If they give me an email, I email them at a quiet time at the Open House.  If they give me a physical address, I send something out that day also.  Then place a call the next day.
