Tony,
You have come face-to-face with the pivot that has occurred in the sharing economy. Your method is completely out of sync with how people get data today. Those with legacy systems like TopProducer have some thinking to do.
You need to reposition your marketing strategy or in three years the only option you will have is to buy leads.
I won't tell you what to do, You will value it little. I will however tell you where you can find the answer. If YOU find it, you will value it highly.
Start clicking around on the Hubspot website then go to SugarCRM.
Together, these two websites will let you see the map and find the right method, resources and strategy.
THEN you will know what to do regarding low cost FB advertising.

I've had an almost identical expeience with my monthly newsletter. It used to be a good source for leads. Now, I don't get anything out of it. Will check out the resources that Annette Lawrence , Palm Harbor, FL 727-420-4041 recommended.

I too quit mailing newsletters this year. They worked in the past and have slowed considerably. I send postcards to current and past clients with just listed/sold/pending/reference letter monthly and that way they know I am busy and know the market.

Sorry mate, that was a bit of a spammy looking email. Picture, paragraph of text and a link in larger font size than the text around it. I can see why it was categorized as spam.
Check your Top Producer system to see if it can give you a percentage of who opens the emails. You may want to consider migrating to something more purpose built like MailChimp, Vertical Response Mailer, etc. They do a spam test on your emails and will alert you to any elements that might get it flagged as spam.

I usually send out an e-newsletter with a 40-45% open rate. I send out snail mail to those I do not have email addresses to. Then, send post cards for special occasions to hopefully get to those that don't open the emails.
