Location may be important for resale, but that also depends on the definition of location e.g. by the water, with great views, convenient to work or amenities, prestigious neighborhood, good schools - just depends. For personal comfort, outdoor space is probably more important if at least some of the location criteria are met. Size - not so important unless big family and can be enlarged; amenities can be added, updated or upgraded.
