If repairs were required, I schedule a walk-thru several days prior to closing to ensure that those have been completed (and properly). That allows time to finish or correct any issues. The final is done right before the closing appointment.

Our contract specifies up front when the final walkthrough will be done. Unfortunately that is before you really know what you will be dealing with so I generally specify 4-5 days. We withhold 150% of the estimated cost of any agreed upon repairs that are not completed by closing.

A lot depends on weather or not there were a lot of inspection repairs to be done prior to settlement. In that case, I'll often ask for more time and bring the home inspector to make sure they were done properly. If there are no issues, we might do it on the way to the settlement table.
