No, I have not.  I always say that the walk through is merely to see that the toilet is still there.  Different markets i guess.

My worst final walk-through was actually when I sold my own house.  The buyer decided she didn't like it without MY furniture.  

Yes, recently had a walk-through the day before closing and we found that when the auction house took the washer, they left the line dripping. Well, the laundry was adjoining the kitchen with real hardwood floors, and the water traveled under the wall, and cabinets, and then warped a section of the floors. Not a good walk-through and took almost three weeks to correct to my buyers satisfaction.

As it is broom clean condition unless an REO only one with a gas leak that was repaired before closing.

Yes and often it is from the seller leaving the house dirty or leaving junk behind

Good morning Bob. A couple of years ago, one of my clients met the Realtor at the walk through the day of the closing. Apparently the evening before the home had been broken into and much of the copper was stolen. It eventually closed a couple of weeks later.

Yes, buyers are very vulnerable at that time. Anything can get them off. I wish we could request in RPA a contingency of leaving a clean and empty house!

No, not on the final...but on the pre-final, checking repair status.  Fortunately I always schedule those with enough days prior to closing to correct any issues. 

No usually Bob but there have been a few where the seller wasn't out or there was damage. It all worked out in the in.

Too many!  I prefer to ask for a cleaning credit or repair credit instead of asking the seller to take care of those items before closing.  A seller's idea of clean and a buyer's idea of clean are often not the same thing.

No, not really. Well, I came back and have to change my answer. I had one vacant home that closed in three weeks from start to finish and once the offer was accepted the owner never mowed the lawn.  We made them do that before we would close.  Which was scheduled in about an hour.  They got it done...

yes, that is why I like a final walk through about 7 days from the closing. 

I've had a few funky walk through situations.  One was a nasty divorce where hubby refused to get his crab out of the house, and all his about to be ex could do was cry.  It was pretty awful.

Yes the place was dirty and full of junk. We held back funds in escrow.

Yeah, I have. When repairs were either not done or done improperly, it is a bad scene.

Yep! There was a giant sink hole in the backyard due to a recent rain storm. Fortunately we saw it in time to back out.
