Yes, recently had a walk-through the day before closing and we found that when the auction house took the washer, they left the line dripping. Well, the laundry was adjoining the kitchen with real hardwood floors, and the water traveled under the wall, and cabinets, and then warped a section of the floors. Not a good walk-through and took almost three weeks to correct to my buyers satisfaction.

Good morning Bob. A couple of years ago, one of my clients met the Realtor at the walk through the day of the closing. Apparently the evening before the home had been broken into and much of the copper was stolen. It eventually closed a couple of weeks later.

Too many! I prefer to ask for a cleaning credit or repair credit instead of asking the seller to take care of those items before closing. A seller's idea of clean and a buyer's idea of clean are often not the same thing.

No, not really. Well, I came back and have to change my answer. I had one vacant home that closed in three weeks from start to finish and once the offer was accepted the owner never mowed the lawn. We made them do that before we would close. Which was scheduled in about an hour. They got it done...
