The way the contracts in Florida work, requires that repairs be made in a workmanlike manner that meet or exceed current standards. This means that the buyer can (and typically does) insist that the job be signed off by a licensed professional.

Many buyer's agent now want it to be fixed by using a professional as a part of repair agreement. And I usually encourage this clause from buyer's agent as it nips the problem in the bud.
And yes, I have seen closings held back when seller has decided to fix!
How do you tell sellers? I explain them that you'd like to give your home in great condition to the buyer, correct? Let's do it right! You would not like it this way if you were buying the home, isn't it? --- Works most of the time.

There are real repair requests and those that appear under the column titled BS.
You need to look the BUYER in the eye and advise them...BS begets BS.
If the repair REQUIRES a electrician (power panel), roofer (failed flashing), plumber(shower balance valve failed), contractor(roof ridge looks like a saddle), then such should be done. A hole in the screen does not.

Far too many expect to buy a new house for a used house price, I just say no to the requests and if they want it fixed they can do it after the sale.

I once had a client demand a union journeyman plumber and the closest one was in Seattle 50 miles away. When he arrived he didn't have the right parts to do the job but charged $375 for his assessment.
