So glad we don't have these issues.  Homes are sold "as is and where is".

I just tell the seller that the buyer wants it repaired by a professional, licensed vendor.

The way the contracts in Florida work, requires that repairs be made in a workmanlike manner that meet or exceed current standards.  This means that the buyer can (and typically does) insist that the job be signed off by a licensed professional.

OH yes, and had a home this past summer where they started many projects, but never finished.   We had to reduce below market value, but received an offer quickly.

Paul S. Henderson, Realtor, Tacoma Washington - it's even more challenging when the owner is a contractor!

Many buyer's agent now want it to be fixed by using a professional as a part of repair agreement. And I usually encourage this clause from buyer's agent as it nips the problem in the bud.

And yes, I have seen closings held back when seller has decided to fix!

How do you tell sellers? I explain them that you'd like to give your home in great condition to the buyer, correct? Let's do it right! You would not like it this way if you were buying the home, isn't it? --- Works most of the time.

There are real repair requests and those that appear under the column titled BS.

You need to look the BUYER in the eye and advise them...BS begets BS.

If the repair REQUIRES a electrician (power panel), roofer (failed flashing), plumber(shower balance valve failed), contractor(roof ridge looks like a saddle), then such should be done. A hole in the screen does not.

You get better results when licensed contractors are required to do the work.

Far too many expect to buy a new house for a used house price, I just say no to the requests and if they want it fixed they can do it after the sale.

One of the biggest nightmares in the business. Right up there with agents using non licensed people to do licensed work.

I once had a client demand a union journeyman plumber and the closest one was in Seattle 50 miles away. When he arrived he didn't have the right parts to do the job but charged $375 for his assessment. (The home inspector told us that already!)We had a local licensed plumber finish the job for half of what the assessment was Roy Kelley

Paul S. Henderson, Realtor, Tacoma Washington Most repair addendums request the work be done by a licensed professional and provide paid invoices at the closing. In most cases it is not a problem.

We always put in the inspection report that the issues we want fixed need to be done so by a licensed professional. That usually does the trick to get a point across.

No matter what the price point may be the Seller is always there with a helping hand. Can't fault them for trying but it's rarely acceptable and they know it. Before & after pictures tell the tale better than words ever could Paul.
